A special welcome was given to Brian Cain from member Dunbar Armored; Mark Witkowski and Doug Ehmann from The Sheridan Group; Paula Schwanebeck from Corporate Realty Management; Katie Kirkpatrick from SunTrust and guest Donna Davis. We hope all our guests will continue to join our Roundtables and the Forum. Clare Berrang introduced Ketch Secor of CB Richard Ellis. Ketch gave us an overview of real estate deals past, present and future in the area of Hunt Valley north to The Highlands. Ketch PowerPointed his way through the statistics of vacancy rates, lease rates and total available space broken down into office and flex/industrial. Some current office deals were PHH-Arval, St. Paul Companies, TESSCO, MCI, All Risk Insurance, Group Benefit Services, Fila and Lucent. Flex/Industrial were Stout, Causey & Horning, Klon, Pods, and Technigraphy. Purchase/development and redevelopment has included Hunt Valley Commons by Liberty Property Trust and Obrecht at Fila. Redevelopment has also included PDP Technologies and Hunt Valley Mall. Market growth has been due to a change from corporate ownership to developer/investor. The strong desire to own has resulted in market prices not seen before. Redevelopment has been to a higher and better use. Marty Lurz reported that burglaries are down. Marty also commented on the cooperation between the Precinct and the Forum that has led to timely response to pubic safety issues. The assistance of the security team at McCormick helped to discover the means by which a perpetrator defeated a secure entry system to gain access to a facility. The cooperation of our members with the precinct leads to better protection for us all. Marty reported that there is a growing targeting of the elderly in burglary by deception. The perpetrator identifies himself or herself as a recognizable service employee such as BGE, Verizon or Comcast to gain entrance to a residence and then commit the crime. Identification of all who enter a home without prior invitation should be demanded and verified with the service. If you don’t know them, don’t let them in. Marty reported that light rail stops get special surveillance attention because of the incidents of shop lifting in the immediate area of the stops. Precinct 7 is holding an open house. The Precinct 7 "Open House" will be held on Saturday, May 22, 2004, from 11:00 AM to 4:00 PM at the station, located at 111 Wight Ave. (between McCormick Road and York Road). RAIN DATE is Saturday, June 5, 2004, same times. Citizens will get to meet the Commander, supervisors and officers of Precinct 7 "up close and personal." There will be food, give-away, raffles, tours of the station, and exhibits and demonstrations from BCoPD specialized units such as the Tactical Team, Aviation Unit, Marine Unit, K-9, Hereford Rescue Squad and others. This is a great opportunity to stop by, bring the kids and meet and talk with the officers who work in this area, and watch demonstrations by the specialized units. This event is co-sponsored by the Precinct 7 Police-Community Relations Council. Citizens, and Community/Neighborhood Association representatives are encouraged to attend and learn about the PER Council. Parking is free. For more information, contact Lt. Marty Lurz at 410-887-1820. Bob Steffey of SHA reported on road conditions and construction. Major construction continues along 695 at the bridges. Traffic on York Road at 695 has been particularly difficult. Lane addition on I-83 from 695 to Timonium north bound continues. Bob did spend some time on the process to achieve improvements in response to a question on the Shawan Road proposed extension. |
