Chairman Mark Robertson introduced William Bomberger and Jeff Zeiler of York Consulting Group, Inc who led a discussion with a very small but very interested turnout about Computerized Maintenance Management Systems.

The difference between CMMS and EAM (Enterprise Asset Management) was explained. CMMS is a planned approach to maintenance management. It provides tracking of work orders, gathers data, minimizes inventory, improves employee productivity and creates a maintenance history.

Some companies may not feel they are large enough to use such a system and use a third party who may use such a system. Rick Webb uses such a process where the third party pays the bills but Rick controls the vendors. This approach may work well for those who use outside vendors and deal with maintenance contact agreements on specific assets.

It seems that more interest was in the subject as a facilities management tool rather than an information systems process. Jack Gurecki attended for exactly that reason and actively participated in the discussion. This would certainly be a good topic for the Facilities, Security, Transportation Roundtable.
