Maryland employers are being asked to share their real-world experiences in a new statewide initiative called MERIT — Maryland Economic Resilience Intelligence & Tracking.
This short survey (just 10 minutes) helps shape smarter policies, inform advocacy and elevate the real voice of Maryland business. Topics include workforce shifts, AI, taxes and economic challenges.

Attracting over 150 industry professionals, the Hunt Valley Business Forum’s (HVBF) 12th Annual Commercial Real Estate Symposium delivered a robust exploration of trends reshaping the region’s real estate landscape. Below are a few of the major insights discussed (full article linked below):
- Retail sector strain ahead
After recent recovery, retail vacancies are creeping upward. Experts expect more store closures than openings in the near term, though “medtail” — medical and healthcare uses leasing in retail centers — remains a bright spot.
- Office market showing cautious optimism
Although still healing from pandemic-era contractions, the office sector is starting to display signs of life. Class A assets are leading the recovery. To stay competitive, building owners are adopting creative concessions, shorter lease terms, and spec suites.
- Warehouse/industrial slowdown emerging
After years of strong performance, the warehouse and industrial class is cooling. National rent growth has slowed, and sales pricing has dipped. Locally, though, fundamentals remain more stable, with continued demand for data centers.
- Adaptive reuse and conversion opportunities
The panelists highlighted several local projects repurposing underutilized offices into residential or mixed use. This is increasingly a tool for repositioning distressed properties.
- Local corridors and opportunity zones under watch
